Property Management

Salty Breeze Property Management was developed to provide Property Owner with tailor made Property Management to meet your individual property management needs.  We offer Full-time, Part-time  and lease only property management service.  We strive to maximize your properties cashflow while ensuring the property is well maintained and continuously increasing in value.  Let us do the Legwork required to rent and maintain your property so that you can get your time back, after all, your investment is our business. 

Salty Breeze Property Management Service takes care of your property as if it were our own. In doing so we provide property owners with the following;

  • Market rent evaluation and recommendations for your rental property
  • Advertising (on our website at either the UWO or Fanshawe College off campus housing sites)
  • Comprehensive property Inspection (interior and exterior)
  • Interviewing, screening and showing property to prospective tenants
  • Lease preparation (copy to tenant, Property Manager and property owner)
  • Filling out guarantor form and performing a Credit Check on guarantor
  • Overseeing move-in and move-out (includes pre and post walk-through of unit with digital camera picture documentation
  • Round the clock maintenance management
  • All communications with Tenants
  • Timely Collection of Rent
  • Bank Deposits
  • Preparation and Issuing Notices ( Landlord Tenant Protection Act)
  • Maintain accurate, well documented property owner file
  • Cash Flow Rental Reports (provided quarterly and year end)

Property Management Fees

  • No charge until the property is rented
  • Fee for Full-time property management service is 1.25 months rent on the rental property

Policy and Procedures

Maintenance

We strive to keep maintenance costs low.  After assessing the work which your property needs we will contact an independent contractor of your choice to request a quote for estimated cost for the repair.  You will be contacted if the repair exceeds the amount determined by you, the property owner.  We will ask the contractor to document on the bill if any repair was caused by tenant negligence, so tenants can be held responsible for needless damage to the rental unit.  Tenants are provided with our telephone and cell phone number in order to contact Salty Breeze Property Management  in the event of  emergency maintenance.  We are available 24/7.  We will help with common maintenance problems and only contact a repair person or contractor if it is not easily handled.  It is important to note that the property manager is not a professional in all fields of repair and therefore will only repair basic defects and problems as they arise otherwise he will call a reputable repair contractor to make the proper and necessary repairs.

Inspections

There will be an Initial Inspection of unit. Digital photos will be taken and notes will be taken on the rental unit condition.  Interior and Exterior inspections are also completed when tenants move in and out.  If a tenant remains in the unit for more than a year, a annual inspection will be completed where we will also check furnace filter, smoke alarms, and kitchen and bathroom plumbing.

Interviewing and Screening Possible Tenants

Salty Breeze Property Management will provide the property owner with the Screening Questionnaire used to determine if tenants are a good fit for the rental unit.  A clear description of the type of tenant the property owner is seeking will be defined.  Based on the answers to the questions on the screening tool the Property Manager will determine if the unit will be offered.

Showing Properties

Properties can be shown 7 days a week.

Lease and other Rental Forms

Salty Breeze Property Management has developed a rental application, detailed lease, guarantor form and privacy act form.  A copy of these forms will be given to the property owner for approval and will be used unless otherwise stated. If a property owner would like their own forms used they must be given to the Property Manager.

Credit Check

Salty Breeze Property Management has an account set up with Rentcheck.com.  A credit check will be done on the tenant's guarantor. 

Rent Collection

First months rent is collected once the Lease is signed (dated the day the lease is signed)
Upon move in – Last months rent is due (dated date of move in)
Upon move-in post dated rent cheques for the entire lease term must be given to the Property Manager.

Bank Deposits

On the first of each month the Property Manager will deposit the rent cheques in the property owner's account.

Preparation and Issuing Notices (Landlord Tenant Protection Act)

In cases of tardy rent and/or insufficient funds guarantors will be contacted immediately.  Under conditions of repeated circumstance arrears of rent will be charged 3% interest monthly compounded monthly.  In cases of check payments that are not honoured by the bank the tenant will pay $40.00 as a service and administration charge as outlined in the lease agreement. 

Cash Flow Reports

A Report or Financial statement will be completed and mailed to the property owner quarterly and at year end. 

Fees

  • No charge till the property is rented
  • Fee for the Full-time property management service is 1.25 months rent on the rental property
  • Fee for Lease-only service is one month rent.
  • A customized Part-time property management service can be created to meet your individual needs. Fee is variable depending on the type of service required.

Payment

The cost for all of these services is 1.25 of one month rental income.  This is to be paid upon receiving first and last months rent and a receipt will be issued to the owner at that time.
